Pavement sealcoating protects asphalt against water, oils, and even ultra violet light.Not all asphalt sealcoatings are the same. For instance, refined tar, or coal based sealcoating offers the best protecting against water, and the best chemical resistance. Asphalt based sealer tends to offers poor protection against environmental chemicals, and harsher climates like the coast. Petroleum based sealers offer protection against water, and chemicals somewhere between tar, and asphalt based sealcoating. Another notable difference between coatings is in regards to wear. Again, refined tar based sealers offer 3 to 5 years protection against wear, while asphalt based sealcoating may last only up to 3 years. Petroleum based sealcoating falls somewhere between refined tar sealcoating, and asphalt sealcoating.Prior to asphalt sealcoating application, the surface has to be cleaned, and dried completely using sweeping methods, or blowers, or both. If the surface is not clean, and dry, poor adhesion will be the result, and the asphalt sealcoating will not last. Pavement sealcoatings are applied with spray equipment, or self propelled squeegee machines, or squeegee applied by hand. Equipment must have continuous agitation to maintain consistency of the asphalt sealcoating mix. The method is generally a 2 coat applicationm, which needs 24 to 48 hours to cure before vehicles can be allowed on the surface. Once the surface is prepared properly, correctly mixed sealer is applied at about a gallon per 60 square feet per coat.
